What we look for after a storm
How Long Do Roofs Last in Houston?
Gulf Coast heat, humidity and UV shorten most roofing materials against their national rating. These are the ranges we actually observe across the Houston metro.
| Roof material | Typical life in Houston | What usually fails first |
|---|---|---|
| Three-tab asphalt shingle | 12 to 18 years | Granule loss, then tab cracking and seal strip failure |
| Architectural shingle | 18 to 25 years | Seal strips at the eaves, then wind lifting on exposed elevations |
| Clay or concrete tile | 40 to 75 years | The underlayment beneath it, at 20 to 25 years |
| Standing seam metal | 40 to 60 years | Clip movement and sealant at penetrations |
| Exposed fastener metal | 20 to 35 years | Washers hardening and backing out at the screws |
| Slate | 60 to 100 years | Individual slate cracking and nail corrosion |
| Wood shake | 20 to 30 years | Splitting, cupping and moisture rot in Gulf humidity |
| TPO, PVC or EPDM | 20 to 30 years | Seam welds, terminations and ponding at low points |

Homeowners, property managers and building owners across the metro have used our free inspections. Here is what a few of them said.
After the April hail we called three companies. This was the only crew that actually got on the roof, marked test squares and showed me the bruising in photos. The report went straight to my adjuster and the claim was approved.
I manage four retail centers off Beltway 8. They surveyed all four TPO roofs, mapped the ponding and seam issues, and gave me a repair priority list I could actually budget against. No charge and no sales push.
Honest to a fault. I was convinced I needed a new roof and the inspector told me I had at least six good years left and just needed two boots replaced. He could have sold me a roof and did not.
We were nine days from closing and needed a roof read fast. They came the next morning, flew the drone over the tile and had a full report to my realtor by the afternoon. Saved the deal.
Water stain in the hallway ceiling that two other companies could not trace. They used the infrared camera and found it was a cracked chimney flashing, not the shingles at all.
The inspector met my insurance adjuster on the roof and walked through every item with him. Three things the adjuster missed ended up in the supplement. I would not have known to ask for any of it.

Houston Roof Inspection Questions
Straight answers about cost, timing, insurance and what actually happens during an inspection.
Nothing. Our roof inspections are free across Houston and the entire Greater Houston area, on residential and commercial property alike. There is no trip charge, no report fee and no deposit, and booking one does not obligate you to hire us for any work that follows.
A typical single family home takes 45 to 90 minutes depending on size, pitch and how many roof planes there are. Larger custom homes and tile roofs run longer. Commercial low-slope roofs vary widely, from about an hour for a small retail building to half a day for a warehouse over 50,000 square feet.
Once a year is the baseline, ideally before hurricane season starts in June. Houston roofs face heat, humidity, UV exposure, hail and high wind, which is a harder combination than most of the country. Also book an inspection immediately after any hail event or named storm, and before buying or selling a property.
Call if you see granules collecting in gutters or at downspout outlets, shingles that look darker or dented in patches, lifted or missing tabs after wind, daylight visible in the attic, or water staining on ceilings and interior walls. Also call if your neighborhood took hail, since most hail damage is not visible from street level.
It usually makes the difference. Carriers respond to documented evidence rather than descriptions. Our storm reports include marked test squares, measured impact density, date stamped photos and notes on collateral damage to vents, gutters and screens. We will also meet your adjuster on site at no cost and walk the roof together.
No, and under Texas law we cannot. Texas Insurance Code Chapter 4102 prohibits a roofing contractor from acting as a public insurance adjuster on a property where it provides roofing services. We document the damage and you submit it. Any contractor offering to handle your claim is telling you something that should concern you.
Both, depending on the roof. We physically walk asphalt shingle and most metal roofs because hail bruising has to be felt as well as seen. We use drone imaging for steep pitches, tile and slate that crack underfoot, multi-story buildings and any roof where walking would create a safety or damage risk. Many inspections use both.
You receive labeled photos of every finding, a condition rating for each roof component, an estimate of remaining service life, notes on any code or ventilation concerns, and a prioritized list of recommended repairs. Storm inspections add test square documentation and a summary formatted for claim submission. The report is yours to keep and share.
No. Free inspections cover the full Greater Houston area, including Katy, Sugar Land, Pearland, The Woodlands, Cypress, Spring, Humble, Kingwood, Missouri City, Baytown, League City, Friendswood, Pasadena, Tomball and Conroe. If you are unsure whether your address qualifies, call and we will confirm in under a minute.
Then we tell you that, hand you the report and leave. A clean report is a useful result. It gives you a documented baseline of your roof condition and confirms you do not need to spend money right now. We would rather earn a call back in three years than sell a roof that nobody needed.
