What a Home Roof Inspection Actually Involves

Most Houston homeowners find out their roof has a problem when a stain appears on the ceiling. By then water has usually been getting in for months, and what could have been a two hundred dollar flashing repair has become decking replacement and drywall work.

A residential inspection is how you get ahead of that. An inspector walks the roof where it is safe to do so, examines the areas that fail first, checks the attic underside where access allows, and photographs everything worth recording. It takes 45 to 90 minutes on a typical home.

You then receive a report that tells you the condition of each component, roughly how much service life is left, and which repairs are urgent versus which can wait. If nothing needs doing, the report says that too, and you have a documented baseline for the next time someone tells you your roof is failing.

Residential Roof Inspection Questions

Most single family homes take 45 to 90 minutes. Size, pitch and the number of roof planes all affect it. Steep or complex roofs with multiple dormers, valleys and levels take longer, and tile roofs generally run longest because they need careful footing or drone coverage.

Not for the exterior portion. Many of our inspections happen while the owner is at work and the report arrives by email afterward. You do need to be there if you want the attic checked or if you would like the inspector to walk you through the findings in person.

On asphalt shingle and most metal roofs, no. Our inspectors are trained on safe foot placement. On tile, slate and older wood shake, walking creates a genuine breakage risk, so we use drone imaging instead. The inspector makes that call on arrival.

Once a year is the baseline, ideally before hurricane season begins in June. Also book one immediately after any hail event or named storm, and before buying or selling a property.

Then we tell you that and hand you the report. A clean report is a useful result, because it gives you a dated baseline of your roof condition and confirms you do not need to spend money right now.
