Needles pack into valleys and behind chimneys, hold water against the shingle and force it sideways under the courses. It is the leading cause of leaks we find here.

Algae streaking on shaded slopes

The dark streaks running down north-facing slopes feed on limestone filler in the shingle. Mostly cosmetic early on, but it signals a slope that never dries out.

Where shade is deepest, moss establishes along course edges and lifts the shingle slightly. That lift is what lets wind and water get underneath.

The Woodlands Roof Inspection Questions

For replacement, usually yes. Most villages fall under covenants administered through a residential design review process, and exterior changes including roof material and colour generally require an application before work starts. Check with your community association early, because approval timing affects scheduling. The inspection itself needs no approval and costs nothing.

It is the defining roofing condition of this community. Overhanging limbs drop needles that dam valleys, abrade granules in wind, and keep slopes permanently shaded so they never dry. None of that means you need a new roof, but it does mean your roof needs looking at more often than one in an open subdivision.

Those streaks are algae, and on their own they are cosmetic rather than structural. What matters is why that slope stays damp enough to host it. We assess whether the underlying shingle has been affected and whether ventilation or trimming would change the conditions.

Most Woodlands homes take 45 to 90 minutes. Complex rooflines under heavy canopy take longer because each valley and chimney transition has to be checked for packed debris separately.

Once a year is the baseline, ideally before hurricane season begins in June, and valleys are worth clearing more often than that under mature pines. Also book an inspection after any named storm or high wind event.
