Free Residential Roof Inspection in Houston
A certified inspector checks your home from ridge to gutter line, photographs every finding, and gives you a written report the same day. No fee, no obligation, and no pressure to buy a roof.
What a Home Roof Inspection Actually Involves
Most Houston homeowners find out their roof has a problem when a stain appears on the ceiling. By then water has usually been getting in for months, and what could have been a two hundred dollar flashing repair has become decking replacement and drywall work.
A residential inspection is how you get ahead of that. An inspector walks the roof where it is safe to do so, examines the areas that fail first, checks the attic underside where access allows, and photographs everything worth recording. It takes 45 to 90 minutes on a typical home.
You then receive a report that tells you the condition of each component, roughly how much service life is left, and which repairs are urgent versus which can wait. If nothing needs doing, the report says that too, and you have a documented baseline for the next time someone tells you your roof is failing.
Included in every home inspection
- Full walk of all accessible roof planes
- Shingle, tile or panel condition assessment
- Flashing, valleys, chimneys and skylights
- Vent boots, pipe collars and penetrations
- Ridge, hip and eave condition
- Gutters, drip edge and drainage
- Attic moisture and decking check where accessible
- Ventilation adequacy review
- Remaining service life estimate
- Written photo report with repair priorities
Roof Types We Inspect on Houston Homes
Each system ages differently in Gulf Coast heat and humidity, and each one fails in its own particular way. Our inspectors are trained on all of them.
| Roof type | Typical life in Houston | What usually fails first |
|---|---|---|
| 3-tab asphalt shingle | 15 to 20 years | Granule loss, then tab cracking and seal strip failure |
| Architectural shingle | 20 to 30 years | Seal strip failure at the eaves, then wind lifting |
| Standing seam metal | 40 to 60 years | Fastener and clip movement, sealant at penetrations |
| Exposed fastener metal | 25 to 40 years | Washers hardening and backing out at screws |
| Clay or concrete tile | 40 to 75 years | The underlayment beneath, long before the tile itself |
| Slate | 60 to 100 years | Individual slate cracking and nail corrosion |
| Wood shake | 20 to 30 years | Splitting, cupping and moisture rot in humid conditions |
| Low-slope porch sections | 10 to 20 years | Seams and terminations where the flat meets the wall |
When a Houston Homeowner Should Book One
Your neighborhood took hail
Hail damage is rarely visible from the driveway. If your street was hit, your roof was hit, whether you can see it or not.
Granules in the gutters
Loose granules collecting at downspouts mean the shingle surface is wearing through and UV is reaching the mat.
The roof is over 12 years old
Houston heat ages asphalt faster than most of the country. Twelve years here is not the same as twelve years in Oregon.
Ceiling stains or attic daylight
Either one means water is already getting in. The entry point is usually not directly above the stain.
You just bought the house
A previous owner disclosure is not an inspection. Get an independent baseline of what you actually inherited.
Before hurricane season
A June check catches lifted tabs and failed sealant while there is still time to fix them cheaply.

Most single family homes take 45 to 90 minutes. Size, pitch and the number of roof planes all affect it. Steep or complex roofs with multiple dormers, valleys and levels take longer, and tile roofs generally run longest because they need careful footing or drone coverage.
Not for the exterior portion. Many of our inspections happen while the owner is at work and the report arrives by email afterward. You do need to be there if you want the attic checked or if you would like the inspector to walk you through the findings in person.
On asphalt shingle and most metal roofs, no. Our inspectors are trained on safe foot placement. On tile, slate and older wood shake, walking creates a genuine breakage risk, so we use drone imaging instead. The inspector makes that call on arrival.
Once a year is the baseline, ideally before hurricane season begins in June. Also book one immediately after any hail event or named storm, and before buying or selling a property.
Then we tell you that and hand you the report. A clean report is a useful result, because it gives you a dated baseline of your roof condition and confirms you do not need to spend money right now.
